Step 2: Advertising your property

 

Once you are happy with our valuation, we will then arrange for professional photographs to be taken together with in-depth details.

 

We would like to highlight that we are on all the major portals for advertising your property, unlike most other Estate Agents. If you want to be seen, T Samuel Estate Agents are the ones.

Step 3: Accompanied Viewings

 

T Samuel on all viewings will use our expertise to sell your property.

 

Our offices are open Monday to Saturday. In addition, we can arrange, by appointment, viewings on Sundays.

Step 4: Offer Made on Your Property

 

When an offer is made on your property, we will notify you immediately. Our skilled negotiators will help you get the best price.

Step 5: Offer Agreed

 

Once you have accepted an offer, we will need details of the solicitor you wish to use. We recommend local solicitors that we have built a strong business relationship with and whom work along the same ethics as ourselves.

 

Once all relevant documents are received from the buyer.

 

T Samuel will issue a memorandum of sale to both solicitors for yourself and the buyer. We will also write to all parties to confirm the agreed price.

Step 6: Conveyancing/Sales Progression Stage

 

We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.

 

We emphasise that all parties should be vigilant in responding to all enquiries sent to them from their solicitors.

Step 7: Completion

 

Completion is when the monies are transferred from the buyer's solicitor to your solicitor's account. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.

 

Congratulations, your property is now sold!

Step 1: Arranging Your Finances -  Need a mortgage?

 

If applicable we always recommend you arrange your finances and if required, have a mortgage agreed in principle. We can help you in arranging for your mortgage if required with our in-house Mortgage Advisor.

Step 3: Viewings

 

We can arrange viewings on any property you have an interest in. A member from T Samuel Estate Agents will conduct the viewing with you.

Step 5: Offer Agreed

 

To start the sale of progression we will need proof of ID, and solicitors details. We highly recommend our local solicitors who are competitive in their prices.

 

Step 7:

Once exchange and completion has taken place, you can call to our office and collect the keys.

Step 4: Offering On A Property

Once you have found the property you wish to make an offer on, contact us and we will put your offer forward. If your offer has been accepted you will be asked to demonstrate that you are able to proceed (e.g. provide evidence of your mortgage in principle or proof of funds).

Step 6: Conveyancing/

Progression of Sale

 

We have an 8-step guide leaflet that will help you through the conveyancing stage. Also, remember we are only a phone call away, or you can pop into our office if you have any concerns. We will also be in contact with the solicitors to get update as to the progress.
