Energy Performance Certificate
An Energy Performance Certificate (EPC) supplies buyers and tenants with information about the energy efficiency measure of a property. This includes a property’s typical energy costs and will provide ways to reduce energy usage, this will make the property more energy efficient.
Energy Performance Certificate is needed as a legal requirement and has to be valid for 10 years which costs £75.00.
A Gas Safety Certificate is necessary for the Gas Safety (Installation and usage) Regulations 1998, which is a legal requirement for all properties that needs to be renewed yearly.
A Gas Safety Certificate is also a legal requirement that needs to be valid for 12 months, costing £70.00.
An Electrical Safety Certificate (EICR) is a document provided by a certified electrician, proving that all electrical circuits and appliances in a property are working and are safe. This also lets us know if any electrical circuits have been overloaded.
Electrical Safety Certificate are valid for 10 years, costing £120.00.
A Professional Inventory report is a detailed description of current state of the property, covering all areas such as bathrooms, kitchens, appliances woodwork etc. This report will have time and date stamped on meter readings, images of the areas and serial numbers provided.
It also includes the gas safety certificate and any other relevant certificates that are needed on this report.
A Professional Inventory provides insight to our fully managed service that costs £150.00.
